The soffits under the covered entry at this Fairview building had deteriorated past the point of repair. The job: strip what was there, install new panels, and deliver a finish that holds up under a covered exterior in Vancouver's wet climate. One day on site.
New horizontal wood-finish soffit panels installed throughout the canopy zone — clean board lines, integrated black light fixtures, tight returns at the perimeter. The entry went from something nobody noticed to something that reads as intentional.
Installation & Completed Soffits
Soffit installation in progress — completed wood-finish panels under covered entry, 1355 W 14th Ave, Fairview, Vancouver.
Covered soffits in Vancouver still take moisture. When the material is gone, paint doesn't bring it back.
Covered soffits sit in the shadow and look protected — but in Vancouver, a covered canopy at ground level still takes moisture from below: rain splash, condensation, and the general humidity that comes with 160+ rain days a year. The material underneath a covered entry isn't fighting the same battle as exposed siding, but it's not dry either.
Wood-finish composite soffit panels are the right call for this application. The horizontal plank profile gives the canopy a warm, designed look — the kind that makes a building entry read as considered rather than forgotten. The integrated black fixtures tie into the dark tones of the panel, so the whole ceiling zone reads as one finished element rather than a ceiling with lights stuck to it.
