Who We Work With on New Construction Projects

New build exterior work involves multiple trades, tight sequencing, and zero tolerance for rework. We've built our process around that reality.

Homeowners building custom homes

You're managing architects, GCs, and timelines all at once. We handle the exterior scope clearly: written quote, fixed materials, confirmed schedule, no surprises.

General contractors and builders

We follow your drawings, coordinate with other trades, and show up when we say we will. If something on site changes — we communicate it immediately, not after it causes a problem.

Developers and multi-unit projects

Consistent quality across multiple units, scalable approach, single point of contact. We've worked on single-family custom builds and larger residential developments across the Lower Mainland.

  • Trusted by builders for precision, coordination, and reliability.

What We Install on New Construction Projects

From framing to final exterior finishes, we handle the full scope of exterior installation work required for new construction projects.

  • Siding Installation

James Hardie fibre cement, vinyl, cedar, engineered wood, and metal siding — installed to manufacturer specifications and architectural drawings. We don't improvise on custom builds.

  • Soffit & Fascia

Aluminum and fibre cement soffit and fascia systems. Properly sized for ventilation, correctly integrated with the roofline and gutter system.

  • Flashing & Trim

Custom metal flashing at all critical intersections — roof-wall, window heads, deck ledgers. This is where most exterior failures start. We do it right the first time.

  • Window & Door Integration

Siding tied into window and door openings with continuous WRB (weather-resistant barrier), sill pan flashing, and proper sealing. In BC's climate, this is not optional.

  • Site Coordination

We work within active construction sites — communicate with the GC, respect sequencing with other trades, follow WorkSafeBC standards, and keep our work area clean.

New Construction Siding — Repair or Replace? Here's the Right Question

On a new build, the question isn't repair vs. replace — it's sequencing. Siding goes on after framing is complete, windows and doors are set, and the WRB is installed. If that sequence is wrong, you're paying for rework.
We review your build schedule before we quote. We'll tell you exactly when to bring us in and what needs to be ready before we start.

Our Process — No Delays, No Surprises

"My last siding contractor showed up two weeks late and held up the drywall crew."
We hear this from builders regularly. Here's how we prevent it:

1

Review & Planning

We review your architectural drawings, material specifications, and window schedule before quoting. We flag anything that could affect installation — material lead times, sequencing conflicts, flashing details that need clarification.

2

Confirmed Schedule

We commit to a start date in writing when we sign the contract. If something on our end changes — you hear from us immediately, not the day we're supposed to show up.

3

Material Delivery & Installation

Materials arrive before we start. Installation follows the drawings. Every cut, fastener, and flashing detail is done to spec — not approximated.

4

Site Coordination

We communicate with your GC and other trades throughout. We don't work in isolation on an active construction site.

5

Final Walkthrough

We walk the completed exterior with you or your GC before we leave. Any deficiency gets fixed before we call the job done.

  • Clear sequencing. No guesswork. Work done right the first time.

Materials We Install on New Builds

We install siding materials commonly specified for custom residential construction. All materials are installed according to architectural drawings and manufacturer requirements.

James Hardie Fibre Cement

the most common choice for custom homes in Lower Mainland. Fire resistant, dimensionally stable, holds paint longer than wood. Installed by a James Hardie Preferred Installer — manufacturer specs, not approximations.

Cedar & Engineered Wood

for projects where natural texture is part of the design. Installed with correct spacing, fastening patterns, and moisture management details that wood siding requires in BC's climate.

Metal Siding (Steel/Aluminum)

for modern and contemporary builds. Precise detailing, clean lines, minimal maintenance. We work with snap-lock and exposed fastener systems.

Vinyl Siding

practical and cost-effective for projects where budget and schedule are the priority. Installed with correct expansion allowances — vinyl fails when installers ignore this.

  • Material selection is typically finalized before installation. We follow provided specifications or assist with final confirmation if required.

FAQ — New Construction Siding Vancouver

When should siding be scheduled during a new build?

After framing is complete, windows and doors are set, and the WRB is installed. In practice this means coordinating with your GC 4–6 weeks in advance to confirm readiness. We'll walk through the sequencing with you during the quote process.

Do you work directly with homeowners, or only through GCs?

Both. We work directly with homeowners building custom homes, and we work as a subcontractor under general contractors on larger projects. Either way, the process is the same: written quote, fixed scope, confirmed schedule.

Do you follow architectural drawings and specs?

Yes — this is non-negotiable on new construction. We install to provided drawings and manufacturer requirements. If a spec is unclear or conflicts with site conditions, we flag it before installation starts, not after.

How long does siding installation take on a new custom home?

Most single-family custom homes take 5–10 working days depending on size, material, design complexity, and weather. We'll give you a realistic timeline at the quote stage — not an optimistic one.

Do you provide a workmanship warranty on new construction?

Yes — 5-year workmanship warranty in writing on all installations. Manufacturer warranties on materials are provided separately at project handover.

Do you serve areas outside Vancouver?

Yes — we work across the Lower Mainland including Burnaby, Surrey, Coquitlam, Langley, Richmond, and North Vancouver.
