Window Replacement in Vancouver & the Lower Mainland

"The windows are drafty and the frames look rough — but I don't know if I replace them first or do the siding first."

The answer matters. Windows and siding installed separately, by different contractors, is one of the most common sources of water infiltration in Vancouver homes. We install windows as part of exterior renovation — so the sequencing, flashing, and sealing are handled as one system, not two separate jobs hoping to meet in the middle.

When Window Replacement Makes Sense

"I keep feeling a cold draft in the corner of the living room, especially in winter. Is that a window problem or a siding problem?"
Often it's both. Here's what we look for on-site:

Drafts or air leaks around the frame — usually a sealing or flashing failure, not the glass
Moisture or condensation between panes — the seal on the insulated unit has failed, replacement needed

Visible frame rot or damage — wood frames in Lower Mainland homes deteriorate faster than most homeowners expect

Old single-pane or inefficient units — driving heating bills up and comfort down

Siding replacement project — the right time to replace windows is before new siding goes on, not after

Full exterior upgrade — new siding, new windows, coordinated installation means one warranty, one point of contact, one walkthrough at the end

  • If you're not sure whether you need window replacement or just resealing, we'll tell you honestly on-site.

How We Handle Window Installation

"I just don't want someone to pull out my old windows and then discover there's rot behind them and suddenly the price doubles."
We hear this constantly. Here's exactly how we work:

On-site assessment — We look at the existing frames, the condition of the rough opening, and the interface with your current siding or WRB. We flag rot or structural issues before quoting.

Written quote — fixed price — Everything in writing before we start. If we open the wall and find something unexpected, we stop, show you, and give you a revised number before continuing. Nothing proceeds without your sign-off.

Proper rough opening preparation — Old window out, opening cleaned, any damaged framing addressed before the new unit goes in.

Continuous flashing and sealing — Head flashing, sill pan, side jambs — installed in the correct sequence so water that gets behind the cladding has a path out, not a path in. This is where most window-only contractors cut corners.

Integration with siding — New casing, trim, and exterior finish tied into your siding system. No gap between the two scopes.

Final inspection and cleanup — We walk the installation with you before we leave.

Window replacement is offered as part of exterior renovation projects.
We do not provide standalone window-only installations.
